January 2022, I set up a new marketing company specialising in helping HVAC businesses build websites and dominate Google via local SEO. Through the boiler business community and the partners I work with, I see many SEO reports and advise many heating engineers about improving leads and enquiries through Google and websites.

This page will explain the 3 most common mistakes I see when looking at Heating Websites & Google Business Profiles.

SEO GMB Account Suspended Closeup

The biggest complaint I have read or heard is that Google has suspended people’s GMBs (now named GBP) with no explanation other than that the profile does not meet Google guidelines.

The two most common reasons for a GMB suspension are keyword stuffing your Google business name and listing your home address as the place of business.

Business names such as “London Flame Heating – London’s best boiler company ***** ” with five stars in the name are against Google’s guidelines as this is different from “what you are known as in the real world”.

Using **** or any other non-alphabet/numeric character will get you suspended. However, there is some grey area in using taglines after your “official” business name, so avoid using them or be prepared to show proof if your tagline is ( London’s best boiler company ).

BAD SEO - Paying for links - Amsterdam
Buying backlinks is a common mistake made by people who want to speed up the process of ranking a website. Most commonly, freelance websites such as Fiverr are used to pay for “link-building services”, which are totally against Google’s guidelines.

Although these services will get you hundreds of backlinks for less than £50, you have to question the quality of the “backlinks” and whether it is good or bad for your website.

Here are two screenshots showing the quality of the links to expect from cheap Fiverr freelancers. As you can see, this Amsterdam-based classic car dealer links to a blog article on a UK heating website. Links like these will only lower the trust you may be building in better-quality links.

The second image shows another heating business losing 1300 backlinks from 29 domains. That is 44 backlinks per domain, which is easy for Google to spot and raise a flag. The loss happened sometime between March & December, most likely when a link network was closed down.

Backlinks and Google’s trust must be earned slowly over time through quality content and genuine business partnerships. If you try to jump the queue with shady “blackhat SEO” techniques, you are likely to waste your time, money, opportunity and possibly damage your website’s chance of ever being trusted.

The blue highlighted circles in the next screenshot show this website’s backlink details:

1600 Active backlinks
27 Referring domains
The first line shows a domain, which has many pages and many links pointing towards this website. Looking closer at the finer details, we can read

237 EL
The first link on the screenshot comes from a webpage that has 237 external links going out from that page alone. $oinrushads looks like a link farm that can be paid to create backlinks to your own web pages.

You will notice the CF & TF scores for the following pages
/other-servi… is CF=10 & TF=00
/search/id.10 is CF=00 & TF=00

CF indicates citations flow ( how many links )
TF indicates trust flow ( quality of links )

The top page (other-servi…) has a small number of links (CF) going to it, but all 4 pages listed have (TF=0) no trust flow.

Paying somebody to build backlinks for your business could result in a similar situation to where 1600 poor-quality links are now pointing towards your website, lowering your website’s trustworthiness to the Google algorithm. If you plan to be in business for many years, consider earning Google’s trust per Google’s guidelines.

The next big mistake heating engineers and inexperienced web companies make is duplicate content pages or “hidden doorway” pages. Creating 21 “boiler repair” pages and naming them after 21 of your local neighbourhoods or villages, plus another 21 pages for “boiler servicing” and another 21 pages for each of your other services, is most likely to confuse Google as these pages are very light on unique content having been duplicated from the first page and simply changing the placename.

The pic below shows how this website has three separate pages, all confusing Google for a very lucrative search phrase.

BAD SEO - Confusing Google
Take away
When building websites, your focus should be on building a smaller number of the most important pages to get your website launched rather than creating lots of pages to cover hundreds of search queries. Focus on 7-20 pages that are well-built, well-written & interlinked with the other most important pages on your website. By focusing on the content of the website, you will, over time, build a trusted website that dominates Google & attracts five-star customers.
